550 Madison creates a new sustainability standard for health and wellness in this renovated commercial tower. To create a healthy indoor environment for tenants, Atelier Ten provided sustainability consulting to maximize long-term operational savings and guide the project to its LEED Platinum certification.

Developed by Olayan Group, 550 Madison is a renovation of a historic landmarked skyscraper including a new lobby, amenity spaces, and a re-imagined garden. Our team evaluated energy and water efficiency upgrades, technologies, and controls to maximize long term operational savings for the owner and tenants.

Atelier Ten advised on the robust stormwater management strategies incorporated into the design of the building. With our guidance and applied strategies, 550 Madison captures enough rainwater to irrigate 100% of the garden and collect condensate for cooling tower make-up water. Combined, these systems are estimated to save more than 93,000 gallons of water use annually.

The suggested upgrades to the existing envelope combined with new HVAC systems improve indoor air quality and thermal comfort for building occupants while promoting energy efficiency. Optimal indoor air quality was achieved through our careful selection of environmentally sustainable and low-emitting materials, the use of FSC certified wood, and close monitoring of construction waste management.

By addressing the building’s energy efficiency head-on, 550 Madison addressed the battle to lower greenhouse gas emissions and met New York City’s Local Law 97 mandate.
