Edinburgh One encompasses the rejuvenation of the existing office building in Morrison Street. A new façade and two storey addition with roof terrace will create a state-of-the-art office space providing new standards of health and wellbeing with low operational carbon emissions on target to deliver net zero carbon.

Odysseus Capital Management has secured planning permission for the redevelopment of Edinburgh One, 60 Morrison Street in Edinburgh. The Edinburgh-based developers and asset managers will deliver the 88,000 sqft Grade A offices over seven floors in what was the former Scottish Widows Investment Partnership’s headquarters.

The building is anticipated to be the first targeted net zero carbon office scheme in Edinburgh city centre.

Atelier Ten have worked with the architects to create a new façade that delivers a low operational carbon solution which results in less reliance on mechanical engineering services. The all electric building employs air source heat pumps that moves energy around the building whilst new Led lighting is controlled to react to natural daylight levels and occupancy. The building will feature innovative adiabatic air handling units which deliver a better quality of ventilation air whilst also benefiting from a reduced carbon footprint and lowered running and life cycle costs. The foregoing is part of an Atelier Ten commitment to deliver healthier working environments which are conducive to happier workplaces and lower absenteeism. This commitment will deliver a BREEAM Excellent accreditation with an A rated Energy Performance Certificate.
