The project included the creation of new speculative office space under CAT A fit-out requirements with Scottish Borders Council being the primary developer. During the course of the project, a tenant specific CAT B response was carried out for an incoming tenant.
Atelier Ten have developed a response which exploits the best of passive design principles, this includes a cross-ventilation solution allowing natural ventilation and free cooling throughout the open plan office areas. The depth to height ratio ensures good crossflow potential to keep the interiors well ventilated and comfortable. The façade and geometry response also allows for good daylight levels to be experienced internally, views out are also enhanced as a consequence of the cross-sectional depths. All heating and cooling is provided via heat pumps, with no gas present throughout the building services systems.
